Land Use Impacts process
Whenever a project requires additional right-of-way acquisition, land use impacts should be reviewed. Existing and proposed land use plans, zoning ordinances, and any likely changes caused by the project should be considered on a case by case basis. This typically involves review of city and county comprehensive plans to identify key existing and planned land use types and locations within and near the project area. This can be done by desktop review and stakeholder agency input on locations of interest including schools, parks, recreational facilities, hospitals, and police/fire stations.
The analysis includes a qualitative review of the degree to which the No Build and Build Alternatives are compatible with, or supportive of, adopted land use plans. Figures and tables are helpful in conveying this information. Land use maps for city and county plans should be included for reference purposes.
